LEXI arranged a £13.5m five-year investment loan secured against a completed mixed-use scheme in Farnworth, comprising 97 residential units and approximately 20,000 sq ft of commercial space.

Structured at 67% LTV, the facility refinanced the existing development funding through a whole-loan structure, supporting the client’s long-term strategy to retain the asset as part of its growing build-to-rent portfolio. The transaction required careful structuring due to the existing capital stack involving two local authorities, each with separate lending conditions and documentation requirements.
