LEXI sourced an investment facility to support the acquisition of two offices in Maidenhead that were being divested from M&G’s portfolio. LEXI were mandated by a Mayfair based asset manager to assist with the debt raising process in a deal worth £32,000,000.
Given the asset had a short WAULT to break and a key tenant’s lease was due to expire mid-term, it made finding a longer term facility challenging.
However, a bespoke funding solution was found for the client by working with a debt fund and an insurance funding line to comprehensively explain the business plan. Ultimately, a 55% LTV facility was secured at a margin below 2.8% p.a.
